I make a fateful decision when walking past a window that displays a real estate ad in the summer of 1991. There is a triplex for sale. It is located near the town of the city where I live and it’s in my price range. The agreement is not to be missed.
I know very little about real estate or building construction. Realization as to why real estate deal was so cheap came quickly. The building was almost thirty five years. Isolation in a thin wall, which consists of several inches sawdust. The windows in two apartments that do not fit. Blowing hot and cold air is leaking valuable. The windows definitely needed renovation before winter set as to make them air tight would at least keep some of the heat.
I advertised in local newspapers for the contractor to do the job. A person applying for a job and I rented after he signed my project contract. The contract stipulated in writing the changes made to the wall and window area. This includes how many contractors to be paid as well as materials to be purchased. It also stipulated what storage and clean up must be done after the renovation was complete.
The contractor did some measuring around where the window will go. The plan is to put in sealed windows encased in a frame. Some sketches and specifications prepared. Next, he went to the window and hardware store to buy needed supplies. It’s not cheap. The windows, lumber and plywood cost several hundred dollars.
Work begins. I do not see most of the construction process as I work night jobs at the time so was sleeping during the day.
Renovations were completed successfully. It looks good. Two apartments each have two large new sealed airtight windows. All cleaning materials have been completed by my standards. Successful renovation. There are still some painting needed to seal the new wood, but I plan to do it himself. Contractors are paid personally by me. He even fill out tax receipts for me.
As soon as possible I bought the exterior paint do I need to seal new wood outside and protect it from wet weather. On a warm sunny day, I was painting the exterior. Window trim area done with a small brush. The area around each window carefully painted and any paint spattered quickly removed from the window before it could dry. A steady hand is needed for painting window frames. That takes the most time. The rest is done with a roller, which is a very fast and efficient way to apply paint to a flat surface. With a roller, you do not have proper control of a small brush. After the first layer of paint is dry, the second is applied.
Renovation of the windows is a real success and make it much more comfortable inside during the winter months.
